There are three core areas of a renovation project that need to be addressed upfront with our potential clients: budget, timeline, and design. Once we are able to determine those crucial components of a renovation, we can begin to plan and estimate a project properly.
We offer a complimentary 15 to 25 minute phone consultation with clients to discuss their project in terms of budget, timeline, and design. We appreciate any photographs and/or links to Pinterest boards, house listings, etc, to be emailed to us in advance of our call so we can properly visualize the space and your desired aesthetic. After discussing your ideas, we can provide very rough idea in terms of timeline and next steps associated with your desired updates.
If you are interested in buying a particular house or are already homeowner and need some guidance on how much your desired renovations may cost as well as any possible layout/design solutions—we are happy to tour the property with you and discuss your needs in more depth. If you are satisfied with the starting costs and rough timelines provided, we can proceed with finalizing an estimate for your project. A non-refundable deposit based on the scope of the project will be requested in order to secure our services and it will be applied towards the overall final scope of the project. Before we can estimate your project we will need to know the exact finishes you’d like to leverage. We will provide you a comprehensive questionnaire to fill out detailing all the finishes you have picked out as well as provide a detailed list of local businesses for you to potentially leverage when selecting finishes. After this questionnaire is completely filled out, we will meet for a pre-construction meeting where we will finalize all the desired details. If the project is more complex, we may opt to have a few subcontractors (e.g. plumbers, electricians, etc) to bid on the project to ensure you get the best cost-savings option available.
Sometimes a project will require drawings from a structural engineer, architect, or designer. We will require those plans in advance of fully estimating the project as well. Please note costs associated with drafting these particular plans will be a separate cost from the final estimate provided by us.
Due to the volatility of material and subcontractor pricing, we cannot provide fixed estimates until we are within 30 days of beginning work on your project.
While you may be anxious to start demo immediately, it takes a lot of proper planning and preparation beforehand—especially if you and your family are living at the renovation site. To ensure there are as little delays as possible, we will ensure all materials (e.g. cabinets, tile, etc) are ordered in advance of demo. Not to worry though, as all of your materials will have been previously selected during the estimation process.
It’s also very important to note that we strive to have constant communication with our clients and will always keep you in the loop on any updates to your project. We have experienced what it’s like to live through a renovation many times so we want to ensure your experience is as smooth and as transparent as possible.
