The goal of our home consultations is to educate you about the home renovation process as well as set you up for success with your project—whether you decide to work with us or another contractor. Unfortunately we no longer offer design services as we’ve recently had an influx of renovation work. We do, however, work with a network of accredited designers who are aligned with our aesthetic that we’d be happy to refer. We are also available for any design consulting for our paying home renovation clients; we just no longer personally provide renderings as well as source fixtures and materials for our clients.
If your project requires extensive layout updates, an addition, or any new structure, etc, we require a designer or architect to provide detailed drawings in advance of providing a proposal. While it may seem like an “added” expense, it is well worth the investment as it ensures we are all in alignment with the project, and therefore it can be accurately quoted and executed. This upfront cost will save you money in the long run.
At this point we do not offer financing; however we work with our clients to come up with a payment plan that breaks up payments into phases during a project. Depending upon the scope of the project, there’s usually a minimum of three to four payment phases.
Yes! It is very helpful and productive to have this level of transparency. It can be frustrating for potential clients to spend precious minutes or hours of their time sharing photos and compiling wishlists only to find out that their desires do not align with their budget. If you have a particular number in mind, we can immediately let you know if it does not align with your wishlist and at the very least give some educated suggestions on what can possibly work well within your budget.
No, we do not. Our detailed proposals take a lot of effort and time to create in coordination with you to ensure that the fixed price includes all of the materials you’ve personally selected. Nearly all clients who initially engage with us do not have all of their selections made in order to provide an accurate estimate.
We do not provide estimates that simply guess at the price points of materials and features a client may want. More often than not, guessing creates a need for change orders later—ultimately resulting in a disappointed client. We will, however, offer a complimentary 15- to 20-minute phone call to discuss your project in detail and provide some rough ballparks without viewing the space in person. If those initial ballparks work within your budget, the next step is a comprehensive home consultation to narrow down the ballparks. Finally, we’ll begin planning your project in great detail once a non-refundable planning deposit is made. You can read more about our process here.
No, our proposals do not break down to that specific level of detail. Our fixed price proposals do, however, include extremely detailed descriptions of each phase of the project to ensure there is alignment on expectations with a grand total at the end.
We do not operate as a subcontractor. We have spent years of effort gaining the necessary experience to manage your job from an idea into reality. We know the best quality construction materials and always stay ahead of the curve with new products and processes. Our network of subcontractors have earned our confidence to get the job done well, up to code, and on schedule.
Ultimately we are accountable for all of the work, materials, and any delays with a project; therefore we insist on taking full responsibility with sourcing as well as well as coordinating tradesmen and construction materials.
We take this on case by case; however generally we do not allow clients to do the work. With our name on your project, we want to ensure the highest quality of craftsmanship for you to enjoy for years to come. More often than not, clients who become directly involved in doing work have experienced higher costs and longer delays. It is better to allow the professionals to get the job done efficiently and effectively with qualified, licensed, and insured tradesmen.
This greatly depends on the scale and scope of the project, your family, and your comfort level living in essentially a construction zone. With full-house remodels, we do recommend moving out temporarily. For primary bathroom remodels, we will need our clients to move out of the attached bedroom so we can stage our tools and have plenty of space to work. Crammed workspaces frequently result in budget increases as we’re not getting the job done as quickly and efficiently. We always want to ensure there is a large working space readily available near the worksite that can easily accommodate multiple team members and subcontractors at a time.
